The extra room or space owned by a person used for renting purposes is an age old practice. Vacant property is preferred to be given on rent. It helps the landlord in two ways. Firstly, it helps in becoming a source of added income. Secondly,it helps in keeping the property in a healthy condition when inhabited by a tenant.Tenant Verification has evolved as an essential procedure in the light of the untoward incidents where landlords have been victimised and in some instances had to pay a heavy price by losing the lives of their loved ones or themselves.
A tenant who is handed over the keys to the property, can be a drug addict, a person who can damage the property or might be a person with terrorist background. A landlord's decision to rent his /her property to an unverified tenant might land him/her in trouble. There have been tenant fraud cases where a person involved in illegal or terrorist activities had lied on the pretext of finding a place on rent. Those are the people who are in the lookout of innocent landlords who can be made to fall in trap by showing a positive demeanour. The landlord becomes equally liable, in case the tenant is unverified and the police comes to know that a person with criminal background stays on rent.
Tenant registration is a mandate in many of the states in India. Slowly and gradually landlords are coming to the realisation of the fact that tenant registration should be of utmost priority while letting a tenant inside their property. Tenant registration or police registration helps in tracing the whereabouts of a tenant incase the person is absconding. It helps the police reach on the address provided by the tenant at time of registration. The prime area of concern is that the address may or may not be correct and authenticate beacause it has become an easy process to get fake address proofs. Moreover, it may also be the case that the tenant had used the genuine address proof of another person to get through the registration process. In both the above cases the aspect which gets clear is that tenant registration cannot be the complete process. Landlords who choose to be on the safer side should strive to go for tenant verification along with registration.Tenant verfication is a holistic approach towards knowing all the relevant information about a tenant and also involves the cross checking of each and every document provided by the tenant as a proof to suffice the need of identity and authenticity.
